PRE HOME INSPECTIONS BY A PROFESSIONAL LICENSED CONTRACTOR
A pre-home inspection can help you sell your home faster, stop your buyer from backing out, and save you thousands of dollars. I have been a real estate investor for more than 40 years and this is what happens. You accept a buyer's offer and a purchase agreement is signed. The buyer hires a home inspector to look for defects, to look for repairs that you must pay for, to look for reasons to discount the price already agreed upon, and to look for reasons to back out of the purchase. You can thwart most of this by getting a pre-home inspection and by having your home cleaned and repaired.

IT IS NOT A GOOD TIME TO FIND PROBLEMS WHEN YOUR HOUSE IS IN ESCROW
Many cities require that homes are inspected by the Department of Building and Safety, or other departments that have jurisdiction in your city. You've finally found a buyer, signed a purchase agreement, and you have a limited number of days to close escrow. This is not the best time to find that something in your home, you never though about, violates a Building and Safety Code. The building department inspector may find that a furnace, electric wires, water pipes, drain pipes, a patio cover, or a room addition was installed both incorrectly and without a permit. The building department will require that corrections are made, permits must be obtained, and the work performed must pass an inspection before your house can close escrow. Some corrections can be resolved within a few weeks and some can take several months. Meanwhile, your have a limited number of days to close escrow and failure to close on time can result in significant liabilities, on your behalf, including a significant reduction in the selling price, a lawsuit for failure to perform, and cancellation of the purchase agreement by the buyer."

IT IS NOT ALWAYS SAFE JUST BECAUSE IT WORKS!
Just because something works and looks good does not mean it is safe and it does not mean it will pass a home inspection. Sellers often think appliances are installed so they will pass an inspection and find out something much different when getting a home inspection. These are only a few of the defects that are uncovered by professional home inspectors.

WATER HEATERS
- Many water heaters have earthquake brackets that are not installed correctly. Water heaters must have two straps and each strap must have two 3/8 inch lag bolts screwed directly into studs on the right and rear right and left sides of the water heater. Water heaters must have the pressure relief pipe extended to either a drain or to outside the building.

APPLIANCES
- Kitchen stoves, water heaters, and clothes dryers must have the proper size gas connectors and each appliance must have the proper type gas shut-off valve that does not require a wrench. No appliance can have a copper nor aluminum connector pipe.

WINDOWS
- All windows must easily open, close, and lock.

FURNACE
- Many furnaces that have been replaced, even by professional contractors, have many code violations for the installation of vents, gas connectors, and vents.

ROOFS
- Even roofs that look brand new have defects that are not visible from the ground. Defects often include nails sticking through roofing material, flashings that are not caulked properly, holes, and cracks around fireplaces and valleys.

UNDERNEATH HOUSE
- The most common problems found underneath homes is debris (cellulose) that attracts termites, pests, and fungus, electric boxes with no covers and exposed wires, leaks in drains and water pipes, pipes that are not supported and sagging, mold growth, rodents, and heat ducts that are disconnected.

ELECTRIC WIRING
- All spaces in the electric panel must have a circuit breaker or a blank cover. All wall plugs and all ceiling lights must work. No wall plugs should have black stains indicating the receptacle is loose or faulty. Every junction box must have a cover in the attic, underneath the house, and wherever a junction box is visible.

CEILING FANS
- All bathroom ceiling fans must work and must be vented to the atmosphere

STOVE FANS
- All stove fans must work properly and cannot not have excess grease that could be a fire hazard.

CHIMNEYS
- No visible cracks. Flue dampers must work properly.

SMOKE DETECTORS
- Smoke detectors must be installed and in working condition in every bedroom and hallway.

PLUMBING SYSTEM
- All drains must flow freely. No drippy faucets. No leaking flappers inside toilets. Toilets must flush well. No cracks in china fixtures. All faucets must work properly.

SHOWER STALLS
- Shower stalls are inspected for cracks in tile, for leaking shower pans, and for wood damaged caused by leaks.

PERMITS FOR APPLIANCES AND CONSTRUCTION
- The home inspection does not include checking with your local building department for permits, but the home inspection may give you an indication whether or not construction was done according to building codes when your home inspector notifies you regarding these obvious violations.

We can repair toilets and make them better than most new toilets for a fraction of the cost. We can repair furnaces and replace them for half the cost of most contractors. We will not paint with rollers and get paint on tile, floors, and electric plates. We will change painted electric switched and plugs to make rooms look cleaner and newer. HOME INSPECTIONS -
The average home inspection takes 4 to 6 hours including travel time, taking pictures, writing the report and printing pictures. The price for an average-size 3-bedroom home inspection is $550.
